Before submitting a request, please review the list of common issues and quick solutions below. Many problems can be resolved in just a few minutes.

Common Issues & Solutions

🚽 Toilet Will Not Flush

  • Blocked toilet: Use a plunger to gradually clear the blockage. Avoid repeated flushing to prevent overflow. Tenants are responsible for clearing their own clogged toilet and we may charge a small fee of $125-$200 if professionals are required.
  • Flush mechanism issue: Remove the tank cover and check that the flapper is attached and working.
  • Toilet water continuously running: Shut off the toilet supply line located under the toilet seat on the wall and submit a maintenance ticket.

⚡ No Power

  • Single outlet issue: Test your device in another outlet. Check GFCI switch or press reset button on the outlet. Check the electric panel in your unit/basement to see if a breaker is tripped, then reset.
  • Whole property without power: Reset breaker box if necessary. If issue continues, contact your electric company for outage check.
  • Light bulb not working: Replace the bulb and check if issue resolves.

🌡️ No Heat or Cool Air

  • Verify thermostat settings. If it is off, replace the battery and try again.

🚿 No Hot Water

  • If too much hot water has been used, wait a few hours for the tank to refill.
  • Check if hot water is not working across all fixtures (sink, kitchen, shower).
  • Locate your water heater in the unit/basement. If leaking, submit a ticket immediately.

🔥 Beeping Smoke Detector

  • Replace the battery and reset the system.
🚨 Fire or other Emergency Issue
